The Austin Waterfront District is poised to become the major residential and mixed-use district of Austin.  

The District is an area of approximately fifty acres in the southeast quadrant of downtown.  It borders  IH 35, Town Lake, and Waller Creek.  It is adjacent to the Austin Convention Center, the 6th Street Entertainment District, and close to major hotels such as the Four Seasons, Hilton, Marriott, and others.

The District is almost totally privately-owned and is zoned Central Business District (CBD), Austin’s most intense zoning category.  

 
CBD zoning allows most uses typically found in a Central Business District including Office, Hotel, Retail, Entertainment, Residential, etc.  The site development standards include unlimited height, 100% impervious coverage, no setbacks, an 8:1 floor:area ratio and other very flexible rules.  To see a summary of permitted uses and design standards, click on the links below.

The Waterfront District is one of the very few areas in Downtown Austin where a reasonable supply of land available for redevelopment.  As of January 2008, there are two major projects under construction in the District with several others in the pipeline.
